Commercial EICR for a Glasgow Office Block

The Brief

A managing agent representing a single-tenant office block in central Glasgow needed an EICR ahead of the tenant's insurance renewal. The previous certificate had lapsed and the insurer would not bind cover without an in-date Satisfactory report. The deadline was tight: the report had to be in the insurer's hands inside two weeks of the booking call.

What We Did

• Scoping call: a 20-minute conversation to confirm the building's electrical layout, the number of distribution boards, and the tenant's working pattern. We agreed an after-hours testing window so the office could operate normally during the working day.
• Fixed-wire inspection on site: a full inspection and test of the two distribution boards and every final circuit in the building. Insulation resistance, earth-loop impedance, RCD trip times and polarity were all measured and recorded. Each finding was photographed with location notes.
• Coding pass: the small number of observations were coded conservatively. One C2 (a missing earth bond on a sub-main introduced during a recent refurbishment), three C3s (minor best-practice items typical of an older installation), no C1 or FI items.
• Insurer-ready PDF report: compiled the EICR with the asset register, observations list, full schedules of test results, and photographic evidence. Delivered as a single PDF the agent could forward to the insurer without further editing.
• Remedial quote alongside the report: the C2 was quoted separately so the agent could decide whether to commission the remedial through us or through their own contractor. The report itself shipped with the C2 listed and unresolved, as required.

The Result

Report and remedial quote delivered 71 hours after the on-site visit. The agent commissioned the remedial through us; the C2 was resolved on a follow-up morning visit and the Satisfactory confirmation letter was issued the same day. Total elapsed time from initial enquiry to insurer-ready Satisfactory documentation: nine working days.
